Delray Beach splits cleanly into two markets. East of Federal you've got the older single-family beach-block houses — salt air, slab cracks, original plaster, the occasional 1950s bathroom that hasn't been touched. West of I-95 it's mostly townhome and gated-community stock with HOA contractor screening. I work both sides.
Neighborhoods I work in: Lake Ida, the downtown Atlantic blocks, Tropic Isle, the townhome belts off Linton, and west of the Turnpike. The beach-side houses need an eye for salt corrosion — I check the supply lines, hinges, and fasteners before I quote anything.
What I take on in Delray: bathroom gut renovations, kitchen cabinet refresh or full replacement, tile + LVP install, drywall + paint, fence install, paver sealing for pool decks and driveways, pool resurfacing on residential pools. I don't take on full new construction or anything that needs structural engineering beyond a simple beam swap.
